Selling Guide

When owners come to selling their properties, there are many contributing factors that help to achieve the desired price. It is wise to make sure all points are covered and the maximum selling price may be achieved.

Here is a brief check-list of helpful hints to consider:

  • Make sure the property is kept clean and tidy at all times whilst marketing, you never know when a critical viewing may occur;
  • If possible, make sure the property is decorated in neutral colours and tones as buyers will want to see a blank canvas;
  • Prepare some fresh coffee or bake some fresh bread before viewings - a homely scented property is a powerful selling tactic;
  • If you have a dog, make sure it is kept away from the buyer.  Take the dog into the garden or out for a walk;
  • Make sure there are no dirty dishes in the sink, all surfaces should be clear, clutter free and clean;
  • Make sure there are no clothing piles around, any dirty washing can be kept inside the washing machine with the door closed;
  • Never be pushy to buyers as you will only frighten them away. Let them view the property in their own time, at their own pace;
  • Answer all questions honestly and never speak too much, stay calm and let them ask you questions;
  • Do not stand over the buyer and watch them too closely, The goal is to make them feel at home and let the agent keep an eye on them;
  • Be pleasant and polite to buyers and agents. Ask them if they would like a drink, however, try not to be too friendly or chatty;
  • Find your bottom-line price, then put 5% to 8% on top for the advertised asking price as this gives room for likely negotiations;
  • Have a property valuation done to make sure that you are not asking too much for the property or more importantly, too little!;
  • If you have noisy neighbours, visit them before the viewing to ask them nicely to be quiet while the viewing takes place;
  • Make sure the rooms are aired and relatively cool. Avoid odours and do not put the heating on too high;
  • Allow as much light as possible into the property, open curtains/blinds and, if necessary, turn lights on;
  • Make sure the property is dressed well, pillows should be plumped and placed appropriately, bedding made, rugs straightened etc.;
  • If alone with the agent during a viewing, ask them to clarify if the buyer has finance in place or if they are in any chains;
  • Be sure to have good photos displayed on your advertisements. If you are not happy with the agent's photos, ask them to retake them;
  • If you wish to sell quickly, make sure you keep a close eye on the market as frequent price drops may be required for a fast sale
