Renting TipsWhen looking for a home to rent, it is important that you find somewhere that you feel comfortable, safe and "at home". We have compiled some useful renting tips to help you in finding the ideal rental home: When searching and viewing various properties, it is advisable to make a check-list containing all factors important for you. These factors could be things such as a balcony, furnishing, location, price etc. At each viewing, you should check these aspects and mark them down on your check-list. Each property will have a different score and the property with the highest amount of ticks would obviously suit your personal needs most accurately. Things to look out for when viewing properties are things like the property condition; Are their any deteriorating parts that may need work in the near future? Are there any hidden faults lurking under the rug or behind the sofa? Is the kitchen cupboard door about to fall off because of the last tenant's misuse? Always check under furnishings and behind them to make sure things are in good order. If you do spot anything out of the ordinary, then it may perhaps give you a negotiation tool on the rent price! If you are not willing to purchase items for the property, then it is wise to make sure that the property includes all the items you are going to need during your stay. It is sometimes a good idea to make a furnishing requirements check-list. If there are any items missing from your list that you are not prepared to purchase yourself, then kindly ask the agent/owner if there is any possibility of them supplying the item for you. You may be lucky and find that the owner is willing to supply the item in order to secure a good tenant. Quality rental properties do not stay advertised for long and there is always a possibility that the agent will hear of a property long before it is advertised, giving you a much better chance of securing the property. Always leave enough time to find your rental home. It can take as long as 4 weeks to find suitable property to rent, so make sure you have left yourself adequate time to search. Be sure to visit the property of interest at significant times of the day and significant days of the week in order to get a true picture of who you will be living next to. Make sure you listen carefully for traffic noise, neighbours, music, work in progress etc. |
